This entry level service is perfect for professional landlords who have the time and expertise to manage their properties themselves.

 

We market your property widely, using all the same media as the big agencies. We arrange and accompany all viewings personally, and then screen tenants thoroughly using a specialised referencing agency to make sure that we chose the right tenants for your property.

 

We set up the tenancy and collect cleared funds to cover the first month. This includes a 5- week deposit which we protect in the Deposit Protection Service. We also arrange for a detailed inventory and condition schedule to be compiled. Finally we oversee the check-in process and ensure all prescribed documents are served and the landlord is in full legal compliance.

In addition to finding the tenant, we collect rent each month and transfer it to you with a rental statement each month. When requested, we can set up rent guarantee and legal protection for the duration of the initial fixed- term and/or the whole tenancy, and lastly we support you through any issues arising through the tenancy.

Our fully managed service allows you to be a completely hands off landlord. This is the best option for anyone who wants all the benefits associated with property investment but none of the hassles. We find the tenants and manage the property making sure that the tenants are happy and the property is well maintained.

-notifying all utility companies and council tax of new tenancy
-ensuring compliance with statutory and legal requirements
-dealing with maintenance and payment of outgoings
-holding keys to the property
-conducting regular inspections
-checking out tenants at end of tenancy and overseeing the check- out inventory
-releasing tenants’ deposits having accounted for any dilapidations
